A Florida lien-search firm · 2024–2025
Orders, county records and invoicing in one platform, not in inboxes and spreadsheets
A Florida lien-search firm wanted clients to order online and staff to deliver reports without re-typing anything. We designed and built the platform, and it's still running.
The situation
A lien-search and property-verification firm serves title and closing professionals. Every order means finding the right property, checking taxes, utilities, permits and liens, writing it up and invoicing for it. By email and spreadsheet, each step is a chance to re-type an address wrong or forget to bill.
What we built
- The order form finds the property: Florida-only address suggestions, the address rewritten the way each county expects, folio and legal description pulled from Miami-Dade, Broward and Palm Beach.
- One report with a section per check, each flagging issues; finalising merges it with its attachments into one PDF.
- QuickBooks Online connected: a customer when a profile is saved, an estimate per order, an invoice when the report is final, with a health page so an expired token is never a surprise.
- Accounts the way firms work: an owner invites employees, staff can order on a client's behalf, every order has a message thread.
- Elizabeth designed the flows and every screen, and built the marketing site.
How it holds up
Every change runs an end-to-end suite in Chromium, Firefox and WebKit before it ships, with a preview deploy for each change. The platform is still live.
